Look at the HVAC System

Check over the HVAC system and its parts to see the type of shape that it is in. If you aren’t familiar with Heating & Cooling equipment, our team is happy to inspect the system to look over its functionality, efficiency and help determine if it needs any repairs. Even if it’s winter when you move in, also check the AC unit to see how it runs as well. Make sure that you understand the type of filter that you’ll need to use and learn where the circuit breaker is located in the case of necessary maintenance and repairs.

Inspect for Asbestos

Another important aspect of your new home is how safe it can keep you and your family. Before moving in, make sure that you have your space tested for asbestos. It was used in insulation before the 1970s and the dust can be easily inhaled, accumulating in your lungs and ultimately causing health issues, even cancer. While asbestos may not be top of mind when you move into your new home, it’s an important safety precaution that can ease your mind before officially moving in.

Check for Mold & Mildew

Mold and mildew can easily accumulate in spaces such as bathrooms if there isn’t proper ventilation installed. Look over the bathrooms and check whether or not there is a properly installed ventilation system. Consider adding a proper ventilation system before you move in. This is also a great time to consider air cleaner & air purification systems as well as humidifier & dehumidification systems.

Inspect for Pests

You don’t want to have any furry friends living in your space before you do! We recommend calling a plumber & an exterminator in to look over your future house before you officially move in. Seal all holes that mice or other rodents could slip through and always utilize a professional service to get rid of bugs like termites.

Right After You Move In, Complete the Following:

• Test all smoke and carbon monoxide detectors to ensure that they’re working. Complete any battery replacements as soon as possible. Check on your smoke detectors at least once a month as well! Easily remember by setting a reminder on your phone.
• Inspect your garage to make sure it is ventilated properly.
• Get an energy audit to see how your home is using its energy and where it could become more energy efficient.
• Schedule a full inspection of your heating & air conditioning system to ensure it is working safely & properly.
